SDA Design Categories
There are four types of homes available with SDA funding, depending on the participants support needs. These are known as Design Categories, and include housing that are:
High Physical Support
Designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.
Robust
Designed with a reasonable level of physical access provision and to be very resilient.
Improved Liveability (Silver)
Designed to improve 'Liveability' by incorporating a reasonable level of physical access and enhanced provision for people with intellectual or cognitive impairment.
Fully Accessible (Platinum)
Designed to incorporate a high level of physical access provision for people with significant physical impairment.
Accessing Your Specialist Disability Accommodation
Accessing Specialist Disability Accommodation (SDA) involves a comprehensive process tailored to the unique needs of individuals with disabilities. To begin, individuals must be assessed for their eligibility under the National Disability Insurance Scheme (NDIS). If deemed eligible, the NDIS will then evaluate whether the individual requires SDA as a part of their support plan. SDA aims to provide suitable housing options for those with extreme functional impairments or high support needs.
Once SDA eligibility is established, participants collaborate with their NDIS planner to determine the specific type of SDA that aligns with their requirements. There are various categories of SDA dwellings, ranging from group homes to apartments with modified features. The NDIS assists in finding appropriate accommodation providers or helping participants apply for funding to modify their existing homes. This process ensures that individuals with disabilities have access to housing solutions that cater to their distinct needs and improve their quality of life.
What are the different building types I can access?
Apartments
Self-contained units that are part of a larger building.
Duplexes, Villas or Townhouses
Separate but Semi-attached properties.
Houses
Detached low rise homes with their own garden or courtyard.
Group Homes
Housing with four or five residents sharing support.
Categories of Accessibility
1. Improved Livability
Housing with better physical access that supports people with intellectual, sensory or cognitive impairments.
2. Fully Accessible
This encompasses physically accessible housing that includes many features to support people who face a lot of physical barriers due to their disabilities.
3. Robust Housing
Heavy duty housing to support people living with complex and challenging behaviours who engage in property damage. Robust housing is built with tough and extra strong features to reduce the needs for repairs and maintenance.
4. High Physical Support
Accommodation that includes a high level of accessibility for those who need a very high level of support. This type of housing is built to allow for personalised equipment such as hoists, backup power supplies, home automation and/or communication technology.
