SDA Design Categories: Choose What Fits Your Needs

There are four types of homes available with SDA funding, depending on the participants support needs. These are known as Design Categories, and include housing that are:

High Physical Support

Designed for people with significant physical impairments needing high levels of support and accessibility.

Robust Housing

Designed with a reasonable level of physical access provision and to be very resilient.

Improved Liveability (Silver)

Enhances liveability with accessible design and supportive features for cognitive impairments.

Fully Accessible (Platinum)

Designed to incorporate a high level of physical access provision for people with significant physical impairment.

We are currently offering SDA housing solutions across Docklands, Melbourne (VIC) and West Perth (WA). Whether you are looking for modern apartments, private villas, or supportive group homes, we have the right fit for your NDIS plan and lifestyle.

Apartments

Self-contained units that are part of a larger building.

Duplexes, Villas

Separate but Semi-attached properties.

Houses

Detached low-rise homes with their own garden or courtyard.

Housing with four or five residents sharing support.

Common questions about Specialist Disability Accommodation with Alpha Community Care.

SDA is NDIS-funded housing for participants with extreme functional impairment or very high support needs. It covers purpose-built or modified homes with accessibility features that standard housing cannot provide. SDA funding is separate from your daily support funding (SIL).

NDIS participants with significant disabilities who require specialised housing to manage high-risk situations or major functional limitations may qualify. Eligibility is assessed by the NDIA based on your support needs and functional capacity. Contact our intake team to discuss your situation.

SDA (Specialist Disability Accommodation) refers to the physical dwelling, the building and its accessible design features. SIL (Supported Independent Living) refers to the support workers and services delivered inside the home. Many participants access both, but they are funded separately in your NDIS plan.

It depends on your disability and support needs. High Physical Support suits significant physical impairments; Robust suits those needing a reinforced environment; Improved Liveability suits cognitive or sensory needs; Fully Accessible suits those requiring full wheelchair access. Your Support Coordinator can confirm the right category during NDIS planning.

SDA funding covers the specialist accommodation cost for approved participants. You may contribute a Reasonable Rent Contribution (RRC), typically ~25% of the Disability Support Pension. The NDIS covers the rest. Our team will walk you through what to expect based on your specific plan.
